FIRE DOOR INSPECTION

The Regulatory Reform (Fire Safety) Order 2005 (RRFSO) places a legal responsibility on the responsible person for a building to ensure that fire doors are in good working order.

The fire door inspection course is designed to support anyone responsible for checking fire doors as part of the Regulation 10 fire door checks. This course will give you the skills, Knowledge and confidence to carry out your quarterly and annual fire door checks in multi-occupied buildings over 11 m in height.

Commercial buildings
The Regulatory Reform (Fire Safety) Orders 2005 Regulation 38 states:
Regular audits must be conducted on all fire-resistant doors every six months and in some cases every three months
 


Residential buildings
As of 23 January 2023, The Fire Safety (England) Regulations 2022 will make it a legal requirement for all multi-occupied residential buildings with storeys over 11 metres in height to: 
Undertake quarterly checks of all fire doors 
Undertake Annual checks of all flat entrance doors

The following inspections will be conducted: 

  • Heat-activated seals and smoke seals will be inspected to ensure that they are undamaged. 
  • Door leaves will be examined to check for structural damage, excessive bowing, or deformation. 
  • Gaps between the door leaf and frame will be evaluated to make sure that they are not so small as to be likely to bind, or so large as to prevent effective fire and smoke sealing.
  • Hanging devices, self-closing devices, and automatic door release mechanisms will be tested to ensure that they operate correctly. 

The results of the inspection will be recorded electronically, and a detailed inspection report, including a fire door asset register, will be provided. This report will identify any defects or issues that need to be addressed and will outline any necessary remedial work.
