In addition, BS 9999:2017 ‘Fire Safety in the design, management, and use of buildings’ requires that fire doors be inspected every six months to ensure their continued functionality and compliance with fire safety regulations. Therefore, it is crucial that fire doors are inspected, tested, and maintained regularly to meet the regulatory standards and ensure that they are fully operational in the event of a fire emergency. Our fire door maintenance services are designed to help you meet these requirements.

Commercial buildings

Residential buildings
As of 23 January 2023, The Fire Safety (England) Regulations 2022 will make it a legal requirement for all multi-occupied residential buildings with storeys over 11 metres in height to:

Undertake Annual checks of all flat entrance doors

There are several reasons why workplaces need fire door inspection in the UK:

  • To comply with the law. The RRFSO requires the responsible person for a building to ensure that fire doors are in good working order. This means that workplaces need to have their fire doors inspected regularly by a competent person.
  • To protect people. Fire doors can help to prevent the spread of fire and smoke, which can save lives. By having their fire doors inspected regularly, workplaces can help to ensure that these doors are working properly and can effectively protect people in the event of a fire.
  • To reduce the risk of damage. Fire doors can help to reduce the amount of damage caused by fire. By preventing the spread of fire and smoke, fire doors can help to protect property and belongings.
  • To improve fire safety awareness. Fire door inspections can help to raise awareness of fire safety among employees and visitors. This can help to ensure that everyone knows what to do in the event of a fire.

If you are responsible for a workplace in the UK, it is important to ensure that your fire doors are inspected regularly. This will help to keep your workplace and its occupants safe from the risk of fire.

The frequency of fire door inspections in workplaces may vary depending on various factors such as the building’s use, occupancy, and fire safety risk assessment. Additionally, regular checks by building occupants and maintenance personnel can help identify any potential issues or damage that may require immediate attention.

Siren will conduct a visual inspection of all fire doors at your site as part of a pre-planned maintenance inspection. Our trained technician will thoroughly inspect each fire door and ensure that it meets the necessary fire safety standards.

The following inspections will be conducted:

  • Heat-activated seals and smoke seals will be inspected to ensure that they are undamaged.
  • Door leaves will be examined to check for structural damage, excessive bowing, or deformation.
  • Gaps between the door leaf and frame will be evaluated to make sure that they are not so small as to be likely to bind, or so large as to prevent effective fire and smoke sealing.
  • Hanging devices, self-closing devices, and automatic door release mechanisms will be tested to ensure that they operate correctly.

The results of the inspection will be recorded electronically, and a detailed inspection report, including a fire door asset register, will be provided. This report will identify any defects or issues that need to be addressed and will outline any necessary remedial work.
