What is a Fire Risk Assessment?
The introduction of the The Regulatory Reform (Fire Safety) Order 2005, requires a ‘responsible person’ working in a commercial premise that employs more than 5 people, to carry out a Fire Risk Assessment. A Fire Risk Assessment must also be carried out on communal areas of domestic properties. The law requires that the Fire Risk Assessment needs to be carried out by a ‘competent person’.

- Business Owners
- Business Managers
- Building Management
It doesn’t necessarily have to be the business owner who takes on this responsibility. They can appoint a staff member to do so. However, ultimately, the business owners and Managers need to make sure that there is a system in place.
Definition of ‘Competent Person’
The person carrying out the Risk Assessment must be confident in their own abilities to carry it out effectively and accurately. Reasonable experience or knowledge of fire safety / health and safety would be beneficial. However, if the responsible person is not confident in doing so, the responsibility should be passed on to suitably qualified professionals.

When do you need to review a Fire Risk Assessment?
The Regulatory Reform (Fire Safety) Order 2005 states that a Fire Risk Assessment review should be carried out regularly.
In some instances, this could be more frequent. If there are significant changes made to the structure of the building, any renovations affect the original fire management plan, a sharp increase in staffing numbers, new hazardous materials onsite or any other change that could affect the safety at your premise.
